Terms & Conditions
The terms on which we take a booking and you stay with us.

1. Who these terms are with
These terms govern bookings and stays at Copper Bluffs, operated by Copper Bluffs Hospitality Ltd, 27 Lake Esplanade, Queenstown 9300, Otago, New Zealand, NZBN 9429047318852 ("we", "us", "the hotel"). "You" means the person making the booking and, where relevant, everyone staying under it.
By making a booking you accept these terms on behalf of everyone in your party. Please read section 9 in particular if any of you intends to use the gaming lounge.
2. Making a booking
An enquiry — through this website, by phone or by email — is not a booking. A booking exists only once we have sent you a written confirmation with a reservation number. Rates quoted before that point are indicative and subject to availability.
The lead guest must be at least 18 years of age and must present photo identification at check-in. Bookings for guests under 18 must be made and accompanied by an adult.
We may decline a booking. Where we do, any deposit is refunded in full.
Bookings made through a travel agent or online booking platform are also subject to that party's terms. Where they conflict with ours in relation to payment and cancellation, theirs govern the parts they handle.
3. Rates and payment
- All rates are in New Zealand dollars and include GST at the prevailing rate.
- Unless stated, rates are per room per night for two guests, room only. Additional guests are charged per person per night at the rate quoted.
- A deposit equal to one night is charged at the time of booking. The balance is payable on departure.
- We accept Visa, Mastercard, American Express, eftpos and cash in New Zealand dollars. Card surcharges, where they apply, are disclosed before payment.
- A pre-authorisation of NZ$200 per room is taken at check-in against incidentals, and released on departure. Release timing depends on your bank, not on us.
- Rates for a confirmed booking do not change, except where a change in GST is passed through as the law requires.
4. Cancellation and amendment

Amendments are free where we can accommodate them and the new dates are outside the cancellation window. A shortened stay inside the window is treated as a partial cancellation.
Group bookings of five rooms or more, and event bookings, are subject to separate terms issued with the quote.
We ask you to hold travel insurance. We cannot waive these terms for a missed flight, a road closure or a change of plan, however genuine.
5. Arrival and departure
- Check-in from 3pm. Check-out by 11am.
- Early check-in and late check-out are free when the house allows, and cannot be guaranteed in advance.
- Departure after 1pm without agreement is charged at half the nightly rate; after 4pm, a full night.
- Reception is staffed 24 hours. If you will arrive after midnight, please tell us so we hold the room.
- Photo identification is required at check-in for the lead guest.
6. Your stay
- Occupancy. Rooms may not be occupied by more people than the stated capacity. Additional guests must be registered at reception.
- Smoking and vaping. The entire building is smoke-free, including balconies and terraces. Smoking in a room incurs a NZ$400 cleaning charge and may end the stay.
- Noise. Quiet hours are 10pm to 7am. Persistent disturbance of other guests is grounds for termination of the stay without refund.
- Damage. You are responsible for damage to the room or hotel property caused by you or your party, and we may charge the reasonable cost of repair or replacement to your card.
- Pets. Assistance dogs are welcome. No other animals.
- Parties. Guest rooms are for accommodation. Gatherings are held in event spaces, arranged in advance.
- Lost property. Held for three months. We will courier items back at your cost.
- Valuables. Every room has a safe. We are not liable for valuables left outside it, subject to section 11.
7. Dining and events
Restaurant bookings not cancelled at least four hours ahead may attract a charge of NZ$25 per person for parties of six or more. Private dining and event bookings are confirmed by a signed quote setting out deposits, minimum spend, final numbers and cancellation, and those terms govern the event.
Final guest numbers for an event are required seven days beforehand and are the number charged, whatever attendance turns out to be.
8. Packages and promotions
Packages are subject to availability and to a limited room allocation. One package per booking; packages cannot be combined with each other or with a corporate rate. Package inclusions have no cash value, are not transferable, and expire at the end of the stay if unused.
Where a package includes gaming lounge credit, section 9 applies to that credit in full.
9. The gaming lounge
The gaming lounge on Level One is operated under the Gambling Act 2003 and is subject to the following, which apply to hotel guests and visitors alike:
- Age. Entry is restricted to persons aged 20 years and over. Valid photo identification is required and is checked at the door. There are no exceptions.
- On-site only. All gaming takes place in the lounge, in person. We do not operate, host, or offer gambling of any kind away from the premises.
- Hours. 2pm to 2am Sunday to Thursday, 2pm to 3am Friday and Saturday. Hours may change; the current times are posted at the entrance.
- Dress and conduct. Smart casual. The duty manager may refuse entry or require a person to leave, and does not have to give a reason.
- Intoxication. No person who is visibly intoxicated may play or be served.
- No credit. We do not lend money, cash personal cheques, or allow gaming spend to be charged to a room account.
- Gaming credit in packages. Where a package includes gaming lounge credit, it is issued once at the lounge desk on arrival, is valid only during the stay, is usable on the floor only, and cannot be exchanged for cash, transferred, or refunded. It is available only to guests aged 20 and over on production of photo ID. Guests under 20 receive an equivalent restaurant credit instead.
- Host responsibility. Our Host Responsibility policy forms part of these terms. Self-exclusion is available free, on request, and takes effect immediately.
- Disputes. A dispute about a game or a payout is raised with the duty manager at the time. Unresolved disputes may be referred to the Department of Internal Affairs.
10. Health, safety and access
Please follow safety signage and staff instructions, particularly around the pool, the spa and the car park. The pool is unsupervised; children under 14 must be accompanied by an adult. Spa treatments require a health declaration and some are unsuitable during pregnancy or with certain conditions.
Four accessible rooms are available, and the lift reaches every floor including the spa and the gaming lounge. Tell us your requirements at booking so we hold the right room.
11. Liability
Nothing in these terms limits your rights under the Consumer Guarantees Act 1993, the Fair Trading Act 1986 or any other New Zealand law that cannot be contracted out of. Where you book for business purposes, the Consumer Guarantees Act does not apply, and the parties agree to contract out of it to the extent permitted.
Subject to that, we are not liable for indirect or consequential loss, and our total liability arising from a booking is limited to the amount paid for it. We are not liable for failure to perform caused by events outside our reasonable control, including severe weather, road closure, earthquake, fire, flood, power failure, epidemic or government direction. Where such an event prevents your stay, we will refund amounts paid for nights not taken.
12. Website
The content of copperbluffs.com is provided for information. We take care to keep rates, hours and descriptions accurate, but they may change; nothing on this website is an offer capable of acceptance, and a booking arises only under section 2. Images are indicative and individual rooms vary.
All text, images and design on this website are our property or used with permission, and may not be reproduced without our written consent.
13. Complaints
Tell us during your stay if something is wrong — almost everything can be fixed while you are still here. Ask for the duty manager at reception.
Afterwards, write to [email protected]. We acknowledge within two working days and respond substantively within ten.
14. Privacy
Personal information is handled in accordance with our Privacy Policy and the Privacy Act 2020.
15. Governing law
These terms are governed by New Zealand law, and the New Zealand courts have exclusive jurisdiction.
16. Changes
We may update these terms. The version that applies to your booking is the one published when the booking was confirmed, and we will send it to you on request.
